Your Next Chapter, On Your Terms

Downsize Or Stay In The Home You Love — We Help With Both

Treasured Properties is the only St. George firm offering both senior real estate services and aging-in-place home modifications. You get a real choice — not just one option pushed by an agent who can only sell homes.

Confidential consultation. No cost. No pressure. Family members welcome to join.

Two Paths Forward — Your Choice

Most real estate agents have only one tool — they sell homes. If selling isn't the right answer for you, they have no other option. Treasured Properties is different. We help you make the right decision, then we help you execute it.

Path 1

Downsize to Your Next Home

For seniors ready to simplify life — sell the family home and move to a low-maintenance condo, active adult community (Sun River, SunRiver), or smaller property closer to family.

What we handle for you:

  • Home valuation & market analysis
  • Decluttering & estate sale coordination
  • Professional staging & photography
  • Listing & negotiation
  • Coordinated buy-and-sell timeline
  • Move management partner referrals
  • Tax & capital gains planning support

"Many of my senior clients are sitting on $400K-$800K in home equity. The right downsizing strategy unlocks that wealth for retirement, healthcare reserves, or family legacy."

Path 2

Stay in the Home You Love

For seniors who love their home and neighborhood — modify your current home for safety and accessibility through our sister company, Treasured Home Solutions. No sale required.

What we install & modify:

  • Grab bars & bathroom safety upgrades
  • Doorway widening for wheelchair access
  • Walk-in showers (replacing tub-only)
  • Stair lifts & entry ramps
  • Better lighting & non-slip flooring
  • Lever handles & accessible fixtures
  • Furniture rearrangement for safer paths

"For many seniors, $5K-$30K in modifications buys 5-10 more years of independence in the home they love — far cheaper than the financial & emotional cost of moving."

No other St. George area firm offers both. Most agents push you toward a sale because that's their only product. We help you find the right answer first, then handle whichever path serves you best.

💔 After Losing a Spouse

The home feels different now. You may need to sell, or you may need help adapting it. Either way, we move at your pace — no pressure.

🌴 Moving to St. George

Retiring to Southern Utah from California, Salt Lake, or elsewhere? We help you find the right neighborhood, community, and home for your next chapter.

📋 Estate & Inheritance

Inheriting a property or handling an estate's real estate? Our Probate Real Estate certification means we handle these specialized transactions correctly.

What is an SRES (Seniors Real Estate Specialist)?

The Seniors Real Estate Specialist designation is granted by the National Association of REALTORS® to agents who complete advanced training in serving clients age 50 and older. SRES-certified agents are specifically trained to:

  • Understand the financial, emotional, and logistical complexities of senior real estate transactions
  • Navigate Medicare, Social Security, Medicaid, pension, and retirement account implications of home sales
  • Work effectively with adult children, financial advisors, attorneys, and care providers as part of family decision-making
  • Recognize when a sale isn't the right answer and recommend alternatives
  • Coordinate with downsizing specialists, estate planners, and senior move managers
  • Understand reverse mortgages, HECMs, and senior-specific financing
  • Identify age-friendly housing options including aging-in-place modifications
  • Handle estate sales, probate transitions, and family inheritance situations

Most real estate agents have never received this training. Most agents have never closed a senior-specific transaction. Most agents treat senior clients the same way they'd treat a 35-year-old buyer — and that's how seniors get hurt.

Things Other Agents Won't Tell You About

Capital Gains Tax Exclusion

Federal law allows homeowners to exclude up to $250,000 (single) or $500,000 (married) in capital gains from selling a primary residence — but only if you've owned and lived in it for 2 of the past 5 years. Critical timing decisions here.

Reverse Mortgages (HECMs)

Home Equity Conversion Mortgages allow seniors 62+ to access home equity without selling. They work for some situations and not others — independent counseling and family discussion essential before pursuing.

Utah Property Tax Relief

Utah offers property tax relief programs for qualifying seniors — Circuit Breaker tax credit, abatement programs, deferral options. Many St. George seniors qualify but never apply.

Medicaid Planning

Home sales can affect Medicaid eligibility — five-year look-back, asset transfer rules, home exemptions. A poorly timed home sale can disqualify a senior from Medicaid benefits when they need them most.

VA Aid & Attendance

Veterans (and surviving spouses) may qualify for VA Aid & Attendance benefits to help fund home care or assisted living. As MRP-certified, I help connect veteran clients with these resources.

Family Decision Dynamics

Adult children mean well but sometimes push too hard. SRES-trained agents know how to keep the senior client as the primary decision-maker while incorporating family input productively.

Frequently Asked Questions

Should I downsize or age in place?

It depends on your specific situation. Downsizing makes sense when your home is too large, maintenance is burdensome, you want to unlock equity, or you'd benefit from an active adult community. Aging in place makes sense when you love your home, have deep community ties, modifications cost less than moving, and your home has good "bones" for accessibility upgrades. Many seniors choose aging in place first with modifications, then downsize later when needs change. A free consultation helps you evaluate both paths honestly.

How much do aging-in-place modifications cost?

Costs range based on scope. Basic safety packages (grab bars, lighting, small modifications) run $1,500-$5,000. Bathroom accessibility upgrades cost $8,000-$25,000. Complete senior-safety home upgrades cost $25,000-$60,000. Major modifications like first-floor master suite additions can run $80,000-$250,000+. For most seniors, modifications cost dramatically less than the financial and emotional cost of selling and moving.

What are the best senior communities in Washington County?

Top active adult (55+) communities in the St. George area include SunRiver St. George, Sun River, sections of The Ledges, and Stone Cliff (mixed-age but popular with affluent retirees). For lower-maintenance condos and townhomes, Tonaquint, Bloomington Hills condos, Sand Hollow, and Desert Color townhomes are popular downsizing destinations. The right community depends on lifestyle preferences, healthcare needs, family proximity, and budget.

What does an SRES certification mean?

SRES stands for Seniors Real Estate Specialist — a National Association of REALTORS® designation requiring advanced training in serving clients 50 and older. SRES agents understand the unique financial, emotional, and family dynamics of senior transactions. Most real estate agents don't have this training. Working with an SRES typically results in better outcomes and fewer mistakes.

Will adult children be welcome in our consultations?

Absolutely. Family involvement is welcomed and encouraged — we just always make sure the senior remains the primary decision-maker while family input is structured productively. Many of our best outcomes involve coordinated family discussions where everyone gets heard.

Can you help if I'm not yet sure what I want to do?

Yes — that's actually the best time to talk. A free, no-pressure consultation can help you think through both options clearly. Many seniors discover that aging in place with modifications is the right answer for the next 5-7 years, then downsizing makes sense later. We're with you through whichever path you choose, whenever you choose it.

Do you work with financial advisors and estate attorneys?

Yes — coordinated decisions are smarter decisions. We maintain referral relationships with elder law attorneys, certified financial planners, geriatric care managers, senior move managers, and estate sale specialists throughout Washington County. We can also work directly with your existing advisors.

What if I'm moving to St. George from out of state?

Welcome to Southern Utah! Many of our senior clients are relocating from California, Salt Lake City, and the Pacific Northwest. We help with neighborhood selection, healthcare proximity, weather considerations, community fit, and the logistics of an out-of-state move. Video consultations make starting the process easy.
