Real Estate Was Never Meant to Be This Fragmented
One team. One standard. One phone call.
A connected family of companies built to handle every chapter of your Southern Utah real estate journey — without the handoffs, the dropped calls, or the strangers showing up at your door.
Your Real Estate Journey Has Never Been Linear. So Why Treat It That Way?
The traditional real estate industry was built for single transactions — buy a home, get a handshake, never see your agent again. But real life doesn't work that way.
You buy a home. Five years later you want to rent it out and buy another. The kitchen needs renovating before you list it. A family member passes and leaves you a property you don't know what to do with. You go through a divorce and need to sell — but you also need to figure out where you'll live next. You inherit a rental from your parents and have no idea how to manage tenants.
Each one of these moments typically means starting over. New agent. New contractor. New property manager. New attorney introductions. New explanations of who you are and what you need. It's exhausting — and it's expensive.
The Handoff Tax
Every time you switch providers mid-journey, you pay in time, money, and lost context. Knowledge about your property, your goals, your family situation — gone.
The Coordination Burden
Most homeowners end up acting as their own project manager — coordinating between agents, contractors, lenders, and managers who don't talk to each other.
The Trust Problem
Vetting a single trustworthy provider is hard. Vetting four or five separately is exhausting — and getting it wrong can cost tens of thousands.
The Life Transition Gap
Divorce. Probate. Job relocation. New baby. Empty nest. Standard real estate transactions don't account for the human moments that drive most home sales.
Built by Someone Who Lived the Problem
Before Treasured Properties existed, Troy Moultrie spent decades on the construction side — building homes from foundation up since 1996, doing residential and commercial HVAC, remodeling and renovating across Utah. He'd walk into homes where families were trying to coordinate four or five different professionals during a divorce, an inheritance, or a major life transition. Nobody talked to anyone else. The homeowner was always the one stuck in the middle.
That experience shaped a different approach. When Troy founded Treasured Properties, the vision wasn't just another real estate brokerage — it was a deliberate decision to build the team a homeowner actually needs. Not in five separate companies competing for time. In one connected network operating under one shared standard.
The result is a connected family of five companies — each one purpose-built, each one operating independently as a licensed entity, but all sharing one team, one set of values, and one phone call away from each other.
Five Companies. One Connected Mission.
Each entity stands on its own — separately licensed, separately capable, deeply specialized. Together, they cover every chapter of the homeownership story.
Treasured Properties
Where most journeys begin — and where many of them return. Our flagship luxury real estate brokerage handles buying, selling, and investing across St. George, Hurricane, Washington, Ivins, Santa Clara, and all of Washington County. Brokered by Real Broker LLC, Luxury Division, with credentials including CDRE, CLHMS Guild, MRP, and Certified Probate Real Estate Agent.
This is the front door. From luxury home sales to first-time homebuyer programs, from investor portfolios to 1031 exchanges — every Treasured client relationship typically starts or eventually flows through this brokerage.
Treasured Property Management
For investors, accidental landlords, and owners who want passive income without operational headaches. Co-founded with Principal Broker Nathan Holt, Treasured Property Management handles full-service residential property management — leasing, tenant screening, maintenance coordination, and financial reporting through the Rentvine portal.
Most clients find their way here after buying through Treasured Properties. Some inherit a rental and need help. Others switch from another property management company that wasn't delivering. The continuity matters: when you eventually sell, the same team that knows your property guides the transaction.
Visit Treasured Property ManagementTreasured Home Solutions
Operated by Utah Total Home Care LLC dba Treasured Properties Home Solutions, our renovation and repair division brings 30+ years of construction expertise to every project. Led by Court Larsen as Regional Sales Manager, the team handles pre-listing renovations, rental turnovers, full kitchen and bathroom remodels, HVAC services, and emergency repairs across Washington County.
This is the company that makes the others stronger. A property manager can't maximize an investor's returns without a renovation team it trusts. A real estate agent can't recommend pre-listing improvements without a contractor that delivers. Home Solutions ties the network together at the operational level.

Real estate during divorce or probate isn't a normal transaction. It involves court orders, attorney coordination, neutral representation, and a deep sensitivity to families navigating their hardest moments. Utah's Real Estate Advocates was built specifically for this — backed by Troy's CDRE (Certified Divorce Real Estate Expert) and Certified Probate Real Estate Agent designations.
Most real estate companies don't have anyone trained for these situations. Most attorneys don't have a court-ready agent they trust. We built this division to bridge both gaps — and the warm relationships with Washington County family law and probate attorneys reflect that focus.

A 501(c)(3) nonprofit (EIN: 41-2780125) dedicated to expanding access to safe, affordable housing across Utah. Funded in part by a portion of every Treasured transaction, the Foundation isn't a marketing afterthought — it's why the rest of the network exists. Stable housing transforms families. The real estate industry has a responsibility to expand access, not just close transactions.
Every client who works with us is contributing to this mission, whether they realize it or not. That's intentional. Doing good and doing business shouldn't be separate ideas.

These composite stories illustrate how the Treasured family of companies serves clients across years — not transactions. Names and details have been changed; the patterns are real.
Mike's five-year portfolio journey
Mike bought his first investment property through Treasured Properties in 2022 — a single-family rental in Washington Fields he'd been eyeing for months. Treasured Property Management took over operations the day after closing, handling leasing, tenant screening, and the steady drumbeat of small maintenance calls.
When the kitchen finally needed work in 2024, Treasured Home Solutions handled the renovation between tenants — coordinated by the same team that already had keys, knew the layout, and could schedule around the leasing window.
By 2025, Mike was ready to 1031 exchange into a larger property. His original Treasured Properties agent — who'd been quietly tracking the market for him for two years — guided the exchange. Same lender. Same title company. Same team.
One relationship. Five years. Three transactions. Zero handoffs to strangers.
Sarah and David's difficult chapter
Sarah and David needed to sell their home during their divorce. Their attorney recommended Utah's Real Estate Advocates specifically because as a Certified Divorce Real Estate Expert (CDRE), Troy could provide neutral, court-ready guidance through Utah's equitable distribution process — without either spouse feeling their agent was working against them.
When Sarah's side of the negotiation needed pre-sale renovations to maximize the home's value, Treasured Home Solutions handled the work discretely on a tight timeline. The home sold in 47 days, above the listing price.
Sarah's share of the proceeds went toward purchasing a smaller rental property in St. George — managed by Treasured Property Management while she got back on her feet financially. David's share helped him buy a townhome in Hurricane through Treasured Properties.
One family. One difficult chapter. One team that understood every step.
Linda's family preserved their inheritance
When Linda's mother passed, the family inherited a Hurricane home that hadn't been updated in over a decade. Through Utah's Real Estate Advocates, the family explored options without pressure: sell as-is, renovate and sell, or convert to a long-term rental. They chose the third option.
Treasured Home Solutions handled a complete refresh — paint, flooring, updated bathrooms, and a kitchen modernization — during probate while the personal representative finalized estate paperwork. By the time probate closed, the property was ready to lease.
Treasured Property Management took it from there, leasing the property within 18 days at top-of-market rent. Five years later, the family still owns the home — now a multi-generational asset that's appreciated significantly while generating passive income for Linda and her siblings.
One conversation. Five years of decisions. Family wealth preserved.
"One Team. One Standard. One Phone Call."
This isn't a tagline. It's an operational commitment that shapes how the Treasured network actually works.
One Team
Real people who already know your property, your situation, and your goals — not a new account manager every time you call.
One Standard
Same integrity, same expertise, same accountability across every entity. The brokerage doesn't promise more than the management team can deliver — and vice versa.
One Phone Call
You call one number. The right team picks up. No directory mazes, no transfers to third parties, no waiting for a callback that never comes.
