Before Treasured Properties existed, Troy Moultrie spent decades on the construction side — building homes from foundation up since 1996, doing residential and commercial HVAC, remodeling and renovating across Utah. He'd walk into homes where families were trying to coordinate four or five different professionals during a divorce, an inheritance, or a major life transition. Nobody talked to anyone else. The homeowner was always the one stuck in the middle.

That experience shaped a different approach. When Troy founded Treasured Properties, the vision wasn't just another real estate brokerage — it was a deliberate decision to build the team a homeowner actually needs. Not in five separate companies competing for time. In one connected network operating under one shared standard.

Our flagship luxury real estate brokerage handles buying, selling, and investing across St. George, Hurricane, Washington, Ivins, Santa Clara, and all of Washington County. Brokered by Real Broker LLC, Luxury Division, with credentials including CDRE, CLHMS Guild, MRP, and Certified Probate Real Estate Agent.

This is the front door. From luxury home sales to first-time homebuyer programs, from investor portfolios to 1031 exchanges — every Treasured client relationship typically starts or eventually flows through this brokerage.

For investors, accidental landlords, and owners who want passive income without operational headaches. Co-founded with Principal Broker Nathan Holt, Treasured Property Management handles full-service residential property management — leasing, tenant screening, maintenance coordination, and financial reporting through the Rentvine portal.

Most clients find their way here after buying through Treasured Properties. Some inherit a rental and need help. Others switch from another property management company that wasn't delivering. The continuity matters: when you eventually sell, the same team that knows your property guides the transaction.

Operated by Utah Total Home Care LLC dba Treasured Properties Home Solutions, our renovation and repair division brings 30+ years of construction expertise to every project. Led by Court Larsen as Regional Sales Manager, the team handles pre-listing renovations, rental turnovers, full kitchen and bathroom remodels, HVAC services, and emergency repairs across Washington County.

This is the company that makes the others stronger. A property manager can't maximize an investor's returns without a renovation team it trusts. A real estate agent can't recommend pre-listing improvements without a contractor that delivers. Home Solutions ties the network together at the operational level.

Real estate during divorce or probate isn't a normal transaction. It involves court orders, attorney coordination, neutral representation, and a deep sensitivity to families navigating their hardest moments. Utah's Real Estate Advocates was built specifically for this — backed by Troy's CDRE (Certified Divorce Real Estate Expert) and Certified Probate Real Estate Agent designations.

Most real estate companies don't have anyone trained for these situations. Most attorneys don't have a court-ready agent they trust. We built this division to bridge both gaps — and the warm relationships with Washington County family law and probate attorneys reflect that focus.

A 501(c)(3) nonprofit (EIN: 41-2780125) dedicated to expanding access to safe, affordable housing across Utah. Funded in part by a portion of every Treasured transaction, the Foundation isn't a marketing afterthought — it's why the rest of the network exists. Stable housing transforms families. The real estate industry has a responsibility to expand access, not just close transactions.

Every client who works with us is contributing to this mission, whether they realize it or not. That's intentional. Doing good and doing business shouldn't be separate ideas.

Mike's five-year portfolio journey

Mike bought his first investment property through Treasured Properties in 2022 — a single-family rental in Washington Fields he'd been eyeing for months. Independent Operations

Each affiliated company operates as a separate legal entity. The following conditions apply:

  • Services are governed by each company's separate and independent service agreement
  • Fees, commissions, and billing are handled independently by each respective company
  • Engagement with one company does not create any obligation to use another affiliated company
  • Referrals between affiliated companies are made for client convenience only and are never required
  • Each company's employees and agents act on behalf of their respective entity only
Optional Service Coordination

For client convenience, services may be coordinated between affiliated companies when the client specifically requests or authorizes such coordination. Any such coordination is entirely at the client's election. Clients retain the right to engage any third-party provider at any time, and no affiliated company will condition its services upon the client's use of another affiliated company.
