Why We Built a Network

Built by Someone Who Lived the Problem

Before Treasured Properties existed, Troy Moultrie spent decades on the construction side, building homes from the foundation up since 1996, and working in remodeling and renovation. He would walk into homes where families were trying to coordinate four or five different professionals during a divorce, an inheritance, or a major life change. Nobody talked to anyone else, and the homeowner was always the one stuck in the middle.

That shaped a different approach. The idea was not another brokerage, but a deliberate decision to build the team a homeowner actually needs: not five separate companies competing for time, but a connected network operating to one shared standard.

Two of these are separate licensed companies. One is a practice of the brokerage operating under its own trade name. One is an independent nonprofit. Here is exactly which is which, because the distinction matters.

Treasured Property Management

For investors, accidental landlords and owners who want income without operational headaches. Co-founded with Principal Broker Nathan Holt, handling full-service residential management: leasing, tenant screening, maintenance coordination and financial reporting.

Some clients arrive here after buying through the brokerage. Others inherit a rental and need help, or move across from a manager that was not delivering. The continuity matters: when you eventually sell, a team that already knows the property can guide it.

Treasured Home Solutions

Operated by Utah Total Home Care LLC dba Treasured Properties Home Solutions. Renovation and repair across Washington County: pre-listing work, rental turnovers, kitchen and bathroom remodels, HVAC service and repairs. Led by Court Larsen, Regional Sales Manager.

This is the company that makes the others stronger. A property manager cannot protect an owner's returns without a renovation team it trusts, and an agent cannot recommend pre-listing work without a contractor that delivers.

04The Specialist Practice

Utah's Real Estate Advocates

A trade name of Treasured Properties @ Real Broker LLC — not a separate company. Same brokerage, same license, dedicated practice.

Real estate during divorce or probate is not a normal transaction. It involves court orders, attorney coordination, careful documentation and sensitivity to families in their hardest moments. This practice exists specifically for that work, backed by CDRE and Certified Probate designations.

Most brokerages have nobody trained for these situations, and many attorneys have no court-ready agent they trust. This division exists to bridge both gaps.

05Community

Treasured Housing Foundation

A separately governed 501(c)(3) nonprofit organization working to expand access to safe, affordable housing in Utah. Troy Moultrie is involved in its founding and work.

The Foundation is an independent entity with its own governance and its own reporting. It is not a division of the brokerage. Information about its programs, and about supporting them, is on its own website.

Scenario One · The Investor

Buying, holding, renovating, and moving on

An investor buys a rental through the brokerage. Treasured Property Management can take over operations from closing: leasing, tenant screening and the steady run of maintenance calls.

When the kitchen eventually needs work, Treasured Home Solutions can handle it between tenancies, coordinated by people who already have keys, know the layout and can schedule around the leasing window.

Years later, when the investor wants to exchange into something larger, the brokerage handles the sale with a team that has known the property throughout. What that removes is the handoff, and the need to explain the whole history to someone new.

Scenario Two · Divorce

A sale that has to hold up

An attorney refers a divorcing couple to Utah's Real Estate Advocates because a Certified Divorce Real Estate Expert takes the listing on behalf of the property rather than one spouse: pricing supported by documentation, and written updates to both parties and their counsel as the sale moves.

If the home needs work before listing, Treasured Home Solutions can carry it out discreetly and on a defined timeline, with costs documented for both parties.

Afterwards, either party might buy again through the brokerage, or hold a property under management. The point is that nobody has to start over at the hardest possible moment.

Scenario Three · Probate

Inheriting a property and weighing the options

A family inherits a home that has not been updated in years. Through Utah's Real Estate Advocates they can look at the options without pressure: sell as is, renovate and sell, or hold as a long-term rental.

If they choose to renovate, Home Solutions can do the work while the personal representative finalizes estate paperwork. If they choose to hold, Treasured Property Management can take over leasing and operations.

What matters in probate is patience and clear options, not a push toward whichever outcome pays the agent fastest.

Independent Operations

Each affiliated company operates as a separate legal entity. The following conditions apply:

  • Services are governed by each company's separate and independent service agreement
  • Fees, commissions, and billing are handled independently by each respective company
  • Engagement with one company does not create any obligation to use another affiliated company
  • Referrals between affiliated companies are made for client convenience only and are never required
  • Each company's employees and agents act on behalf of their respective entity only
Optional Service Coordination

For client convenience, services may be coordinated between affiliated companies when the client specifically requests or authorizes such coordination. Any such coordination is entirely at the client's election. Clients retain the right to engage any third-party provider at any time, and no affiliated company will condition its services upon the client's use of another affiliated company.
