Buying a home

Seven steps. Most buyers are 30 to 90 days from step one to keys.

  1. Step 01

    Get your number first

    Talk to a lender before you tour anything. You need a real payment figure, not a price range — taxes and insurance move it more than people expect.

  2. Step 02

    Decide what you won't compromise on

    Location, single level, lot size, HOA or no HOA. Two or three non-negotiables make every showing faster and every decision clearer.

  3. Step 03

    Set up listing alerts

    New listings in your criteria, emailed the day they hit. In a tight market the good ones are gone before they show up on the portals.

  4. Step 04

    Tour with a plan

    Five or six homes in one trip, same day, so you're comparing against each other instead of against memory.

  5. Step 05

    Write the offer

    Price is one of six or seven terms. Earnest money, deadlines, seller-paid costs and possession date often matter more to a seller than the number.

  6. Step 06

    Inspect and negotiate repairs

    Your due diligence window. Inspection, appraisal, and a hard look at the HOA documents if there is one.

  7. Step 07

    Close

    Final walkthrough, sign at title, funding, keys. Bring photo ID and wire funds only after you've verified instructions by phone.

Track two

Selling a home

Seven steps. The first two decide most of your outcome.

  1. Step 01

    Price against real comparables

    Not an online estimate. Recent closed sales of homes genuinely like yours, adjusted for condition, view, and lot.

  2. Step 02

    Fix what a buyer will notice

    Paint, light, landscaping, and anything that reads as deferred maintenance. Skip the projects that don't return their cost.

  3. Step 03

    Photograph it properly

    Professional photos, and video or a 3D tour if the layout is unusual. Your listing photos are the showing for most buyers.

  4. Step 04

    Go live with a plan for week one

    Launch day, first weekend showings, and an open house if it suits the property. Week one draws the most traffic you will ever get.

  5. Step 05

    Read the offers past the price

    Financing type, contingencies, deadlines, and how much earnest money is at risk. The highest number isn't always the strongest offer.

  6. Step 06

    Work through inspection and appraisal

    Expect a repair request. Decide in advance what you'll fix, what you'll credit, and what you'll decline.

  7. Step 07

    Close and hand over

    Sign, fund, transfer utilities, leave the keys and garage remotes. Proceeds usually land the same day or the next.
