Why Buy Luxury With Treasured Properties

Three Decades of Building It — Before Selling It

Troy Moultrie has spent over 30 years building, remodeling, and developing homes across Utah before ever handing a buyer a set of keys. That construction background means he reads a luxury home the way the builder did — foundations, grading, finish quality, what was done right and what was covered up. On a multimillion-dollar purchase, that's the difference between a trophy and a money pit.

He has lived and worked in Southern Utah since 2019, served on a city planning commission shaping zoning and development, and led a Phase 1 development that sold out within 60 days. As a Certified Luxury Home Marketing Specialist and Certified Divorce Real Estate Expert, he represents buyers through both the prestige purchases and the discreet, high-stakes ones.

A Local's Guide

How Southern Utah's Luxury Markets Actually Differ

Most "luxury" pages list homes. This is what we tell our own clients before they tour — the real differences between the communities, from someone who has built in them.

St. George & Snow Canyon

The region's gated core. Entrada and Stone Cliff command premiums for guard gates, golf, and unobstructed red-rock views — but design review, HOA scope, and golf membership terms vary widely between them. Lava-rock lots can add real cost to a custom build; we read those before you write an offer.

Ivins, Santa Clara & Red Mountain

Kayenta is a true architectural community with strict desert-modern covenants and dark-sky standards — beautiful, but not for every buyer. Black Desert's resort residences bring PGA-level amenities and specific rental rules worth understanding before you treat one as an investment.

Hurricane & Sand Hollow

This is where recreation and luxury meet — reservoir, dunes, and championship golf at Sand Hollow and Copper Rock. Waterfront and view premiums are steep, and short-term-rental potential varies lot by lot. We know which streets actually hold value.

Washington & Coral Canyon

Often the smarter dollar for buyers who want golf, bench views, and newer construction without the St. George gated premium. Coral Canyon's greenbelts and the Washington bench give you space and views at a different price point.

Desert Color

A newer, amenity-rich, lagoon-centered community where many homes are short-term-rental eligible. If you're weighing lifestyle against rental income, the HOA and rental rules matter as much as the floor plan — we'll walk you through both.

Mountain & Zion Retreats

Pine Valley, Dammeron, Brian Head, and the Zion gateway offer cooler elevations and true privacy. Here the diligence shifts to water rights, well capacity, road access, and seasonal use — exactly the build-and-land questions a construction background is built for.

Life in Southern Utah

World-Class Golf, Red Rock & 300 Days of Sun

Buyers don't only move here for the home — they move for the life around it. Southern Utah pairs championship desert golf with Zion National Park, Sand Hollow's red-rock reservoir, and world-class trail systems, under one of the mildest winter climates in the Mountain West.

From the fairways of Entrada and Sand Hollow to the slickrock above Ivins, this is resort living you don't have to fly to. We help luxury buyers match not just the house, but the community and lifestyle that fits how they actually want to live.

Luxury Home Buying FAQ

What's the price range for luxury homes in Southern Utah?

Entry-level luxury in the St. George area generally begins around $1M, with established gated and golf communities running $2M–$8M, and the region's marquee estates in Entrada, Sand Hollow, Divario, and Sierra Bella reaching $15M–$25M+. Inventory and pricing shift constantly — we'll send current, community-specific numbers.

Which Southern Utah communities are gated, golf, or view-oriented?

Gated: Entrada at Snow Canyon, Stone Cliff, Trails at Sand Hollow, Sierra Bella. Golf: Entrada, The Ledges, Coral Canyon, Sand Hollow, Copper Rock, Black Desert. View and resort: Kayenta, Desert Color, Southern Shores, and the Washington bench. Each carries different HOA, membership, and design-review terms.

Do you represent buyers on off-market and pre-construction luxury homes?

Yes. A meaningful share of Southern Utah's high-end homes sell quietly, before or without an MLS listing. Through long-standing local relationships and developer connections, we bring buyers opportunities — including pre-construction in new estate communities — that most never see online.

What areas do you cover?

We focus on Washington and Iron County — St. George, Ivins, Santa Clara, Washington, Hurricane, and Cedar City, plus mountain and Zion-gateway communities like Pine Valley, Dammeron Valley, Brian Head, and Springdale.

Can you help with luxury custom builds?

Yes — it's a core strength. With 30+ years in construction and development, Troy advises buyers on lots, builders, plans, and budgets, and the Treasured Properties team supports custom builds from homesite selection through final walkthrough.

How is buying in a community like Entrada or Stone Cliff different?

Gated communities add layers most buyers underestimate: design review boards, architectural covenants, golf or club membership requirements, and HOA budgets that affect long-term cost and resale. We walk you through each before you commit, so the lifestyle matches the fine print.
